Licensed Inspectors. Detailed Reports. 25 Years of Local Experience.
Northern Virginia regulations mandate inspection of both conventional and alternative septic systems. Whether you need an inspection for regulatory compliance, a real estate transaction, or a building permit, Advantage Septic Service holds every inspection to the same high standard of practice. Our licensed septic inspectors also handle every real estate septic inspection for buyers, sellers, and the agents who represent them.
Our licensed septic inspectors meet the requirements of the Virginia State Code for septic system inspections and provide a detailed written report of our findings on every visit.
Why a Proper Septic Inspection Matters
A septic inspection isn't just a box to check. It protects your investment, confirms regulatory compliance, and catches small problems before they become costly failures. For homebuyers, a septic inspection when buying a house is peace of mind and protection against unexpected repair costs. For existing homeowners planning an addition, pool, or deck, it confirms the project won't damage system components or violate setback requirements.
Skipping or rushing an inspection can mean a delayed closing, a denied building permit, or a compliance violation with the health department. Working with licensed inspectors who know Northern Virginia's specific regulations keeps the process moving and the paperwork correct the first time.

Our Septic Inspection Services
Real Estate Septic Inspections
A real estate septic inspection protects buyers, sellers, and the agents who represent them. Most purchasers or lenders require a septic system inspection as a condition of purchase or financing. There are no state or county regulations defining the requirements of these inspections, but there are regulations governing who can perform them, and our team meets those requirements under the Virginia State Code.
Our standard real estate septic inspection for a home purchase includes:
- A check of health department records
- Septic tank pump out and inspection
- Evaluation of any pumps and treatment units
- A check of system controls and alarms
- A visual walkover and probing of conventional trench systems, or the equivalent for pressure dosed and non-trench systems
For an additional charge, we offer visual inspection of distribution boxes, including uncovering them and checking header lines and trenches with a sewer camera. Well head inspections and water samples can also be included. The final report states whether the system is functioning as designed and lists any required repairs or recommended upgrades. Agents and brokers can learn more on our real estate septic inspection page for realtors.
Annual AOSS Inspections
Alternative Onsite Sewage Systems (AOSS) must be operated by a licensed operator at all times and inspected at least annually, with some systems requiring more frequent visits as specified in their Operation and Maintenance manual. Compliance sampling is required within the first 180 days of installing a new system and every 5 years thereafter.
Additional visits are required when an alarm has been on for more than 24 hours, a component fails, or sewage reaches the ground surface, and any routine inspection or reportable incident must be reported electronically under state regulations. When you choose Advantage Septic Service, a properly licensed, fully trained technician responds to every call.
SAP Inspections
Some local health districts require a Safe, Adequate, and Proper (SAP) septic system inspection before issuing a building permit on a property not served by public sewer. Requirements vary depending on whether the permit is for living space or another type of improvement or repair. Advantage Septic Service works alongside SES Company(opens in new tab) to help property owners navigate septic-related evaluations, permitting needs, and site requirements.
The report following a SAP inspection must confirm that the system was properly permitted, that proposed improvements or construction won't negatively impact it, and that with proper maintenance it can be expected to function as designed. Adding bedrooms to an existing house makes for a more complex SAP inspection, and requirements vary by county, so let us know at scheduling if bedrooms are part of your plan. As a general rule, additions, pools, decks, and sheds need to be 10 to 20 feet from any septic component or drain field.
